A 1912 triplex with cast-iron radiators moved from a 40-year-old boiler to a modulating condensing boiler with three zones.
A heritage triplex in the Annex had one oversized 40-year-old boiler heating three apartments on one thermostat. Tenants on the top floor overheated while the basement unit stayed cold.
What we did
- Installed a wall-hung modulating condensing boiler with outdoor reset
- Split the system into three zones with their own thermostats
- Balanced and flushed the original cast-iron radiators
- Added an indirect tank for domestic hot water
The result
- Gas use down 38%
- Each unit controls its own comfort
- The original radiators stay, as heritage rules required
