A 22-storey condo’s cooling tower rebuilt in the spring shutdown window, with a new water treatment and maintenance program.
A 22-storey condominium relied on a cooling tower that was scaling up, wasting water and struggling on hot days. The board needed the work done before the cooling season, with minimal disruption.
What we did
- Replaced fill media, drift eliminators and spray nozzles
- Rebuilt the fan gearbox and installed a variable-speed drive
- Started a water treatment program with monthly testing
The result
- Condenser water temperatures back to design on the hottest days
- Fan energy down 40% with the new drive
- A quarterly maintenance agreement with 24/7 priority response
